Prior to inspection:

Please ensure that the utilities are on: Water, Gas, and Electricity

  • Main gas valves should be in the ‘Open’ position
  • All valves for all gas appliances should be ‘On’
  • Please make sure the electrical panel has adequate clearance to access, and all circuit breakers are in the “on” position.
  • Please notify the inspector is there are any problems that would prevent testing the electric system of the house.
  • Main water valves should be in the ‘Open’ position, as well as all water valved throughout the house
  • Please make sure the Crawl space and Attic are accessble.
  • Please advise inspector of any restrictions or hazards that would prevent the inspection of the attic or crawlspace
  • Please ensure that electrical panels, water main shutoff valves, and furnace are accessibe.
  • Share any questions/concerns you may have about the property.
  • Expect that the property will be inspected inside and out for safety concerns and potential costly repairs.

Frequently Asked Questions

A professional home inspection is an objective assessment and examination of the current conditions of the house on the day and time of inspection. An inspection report does not grade with a “Pass” or “Fail”. No house is perfect, and most anything can be repaired. The goal is to give the prospective homeowner an unbiased assessment of the home’s s components and systems, including any that may need major repair or replacement. A home inspection service is NOT an appraisal and will not determine the home's market value. It is also not a municipal inspection and does not verify local code compliance.

No house is perfect. An inspection report may reveal significant or minor repairs needed, builder oversights, or general maintenance items (often ones that homeowners can perform themselves). An inspection report will not tell a client to buy a house or not. The information contained in the report can be used to assist a homebuyer decide if the house is right for them, or to help a homeowner understand the systems of the home and the maintenance needed to keep it in the best condition.

No, not all mold is toxic. Two groups of mold that can produce dangerous mycotoxins are Stachybotrys (often generally referred to as “toxic black mold’) and Chaetonium. However, all types of mold have the potential to affect people who have mold allergies. Some common symptoms of mold exposure include skin irritation, post nasal drip, stuffy nose, itchy, red eyes, headache, dizziness, tightness in the chest. Some people are more sensitive to mold exposure than others, especially those with current repiratory conditions or compromised immune systems.

This answer depends on the type, location, and the results of sampling. Most homes will have some amount of mold spores. If inspection or testing reveals elevated mold presence in the home, a recommendation can be made in the inspection report. Some smaller presence of mold can be cleaned by the homeowner, larger presence should only be remediated by a professional. A very important step is locating the source of moisture intrusion which is supporting the mold, and repairing that component. Without stopping the source of the moisture, mold will likely grow back even after remediation.

While chlorine bleach can kill mold on hard, NON-porous surfaces, it is INEFFECTIVE on porous surfaces like wood, concrete, or drywall (some of the more common places that mold can grow). The bleach will not penetrate deep enough to reach the roots of the mold, and will continue to grow beneath the surface.
